Tune-Up
What the work involves.
A roof tune-up is maintenance for a roof that does not need replacing and has not started leaking, but has been through enough Texas summers and spring storms to have picked up small problems. It is the least expensive work anyone does on a roof, and it is aimed at keeping a roof in the repair column for as long as it can stay there.
The heat here is hard on the small parts of a roof. Attic temperatures in a Rockwall summer run well past what it feels like outside, and that heat cooks the underside of the shingles and the rubber around every pipe. Sealant strips that hold shingles flat lose their grip, rubber boots dry and split, and caulk around vents and flashing shrinks away from what it was meant to seal. None of it leaks on day one. All of it eventually does.

The Difference
The parts you do not see.
A tune-up goes over the roof looking for exactly those things and fixes them while they are small. Lifted shingles get re-sealed or replaced. Cracked pipe boots get new boots. Exposed nail heads, which rust and let water run down the shank, get sealed. Loose flashing gets re-set. Vents, skylights and chimney tops get checked and re-sealed where needed. Debris that collects in valleys and behind chimneys, which holds water against the shingles, gets cleared.
The gutters are part of it. A gutter full of leaves and shingle granules overflows at the eave, and water that sits at the edge of the roof works its way into the fascia and the first courses of decking. Checking and clearing them is part of looking after the roof.
A tune-up is a good idea on a roof that is roughly eight to fifteen years old, after a strong wind that did not do enough damage for a claim, before listing a house for sale, and after buying one whose roof nobody has looked at in years. It is also the honest answer for a lot of roofs that people call about expecting to hear they need a new one.
Price depends on the size of the roof and how much needs attention, and it is usually a small fraction of a repair made after a leak has damaged the inside of the house. As with everything else, it starts with a free inspection and a price before the work.

Tune-Up, answered.
What is a roof tune-up?
Preventive maintenance on a sound roof: re-sealing lifted shingles, replacing cracked pipe boots, sealing exposed nails, re-setting loose flashing and clearing valleys and gutters before any of it leaks.
How often should a roof be tuned up?
Every few years once a roof is past about eight years old, and after any strong wind or storm that did not cause enough damage for a claim.
Is a tune-up worth it on an older roof?
If the decking and most shingles are sound, yes. It can keep a roof going for years. If the inspection shows the roof is past that point, we will tell you.
Does a tune-up include gutter cleaning?
Gutters are checked and cleared where they meet the roof, because overflowing gutters damage the roof edge and fascia.
