Inspection

What the work involves.

Concerned about your roof’s condition? The inspection is free, and it exists to find problems early, while they are still a repair rather than a ceiling. It is also the first step for every other service on this site, because nobody can price a roof or judge a storm claim without getting on it.

A roof inspection covers more than the shingles. The field of the roof is checked slope by slope for hail bruising, wind creases, missing tabs, granule loss and blistering. Ridge caps and hips are checked for lifted or cracked pieces, since they take the most wind. Pipe boots, vents, skylights and chimneys are checked where they pass through the roof, because that is where most leaks start. Flashing along walls and in valleys is checked for gaps and rust. The gutters and downspouts are checked for granules, damage and whether they are carrying water away from the house.

The Difference

The parts you do not see.

Hail damage has a particular look. On an asphalt shingle, a hail hit leaves a dark, soft spot where the granules have been knocked off and the mat underneath has been bruised. On metal vents, gutters and downspouts it leaves dents. An inspector will often mark hits in chalk inside a measured test square on each slope, the same way an insurance adjuster does, so the count on each side of the roof can be compared and photographed.

Inside the house, water stains on ceilings, damp insulation in the attic and daylight showing through the decking all help trace a leak back to where it enters. If you have noticed any of those, mention it when you book so the attic gets a look too.

You get a plain answer at the end. Sometimes the roof is fine and the right advice is to leave it alone. Sometimes it needs a repair at one or two spots. Sometimes a storm has damaged it enough that an insurance claim makes sense, and in that case we explain how the claim works and work directly with your insurance company from there. There is no pressure either way, and the inspection costs nothing whether or not you hire us.

The best times to book one are after any hailstorm or strong wind that came through your part of Rockwall County, before you buy or sell a house, and every few years once a roof is past ten years old. Hail damage does not always leak straight away, and most policies set a limit on how long after a storm you can file, so it is worth checking while the storm is recent.

We are available seven days a week, so an inspection can be set for a time when you can be there to see what was found.

Before You Call

Inspection, answered.

Is the roof inspection really free?

Yes. There is no charge and no obligation to hire us afterwards. Call (972) 832-7618 or send the form to book one.

How long does an inspection take?

Most homes take under an hour on the roof, a little longer if the attic needs checking or the roof is large and steep.

Do I need to be home?

It helps, especially if you have seen a leak inside or want to walk through what was found. If you cannot be, we can go over the photos with you afterwards.

Should I call my insurance company before or after the inspection?

After. The inspection tells you whether there is storm damage worth a claim. Filing first and finding no covered damage still puts a claim on your record.

How soon after a hailstorm should I get an inspection?

As soon as you reasonably can. Most policies limit how long after a storm a claim can be filed, and damage that does not leak yet can still be covered.
