Leak Repair

What the work involves.

A roof leak that has been patched and keeps coming back is almost always a leak that was fixed in the wrong place. Water that gets under a shingle travels along the underlayment and decking, follows rafters and runs down the top of a ceiling joist before it drips, so the stain inside is a clue to where the water ends up and not proof of where it starts.

Tracing it starts in the attic when there is access. Water stains on the underside of the decking, darkened wood around a vent pipe, wet insulation and rusty nail tips all point uphill toward the entry. Then the matching area of the roof gets checked from outside, working up the slope from the stain.

The Difference

The parts you do not see.

In this part of Texas, a handful of places account for most leaks. Rubber pipe boots crack and split after years in the sun, and water runs straight down the pipe. Step flashing along a wall or counter flashing on a chimney pulls loose or was never installed properly. Valleys, where two slopes meet and a lot of water runs together, wear through or were cut short. Exhaust vents and skylights lose their seals. And wind-lifted shingles near ridges and edges let rain blow underneath in a storm that comes in sideways.

Flashing is the one that most often defeats earlier repairs. A leak at a wall or chimney gets a bead of caulk along the top edge, it stops for a season, the caulk shrinks and cracks in the heat, and the leak is back. The fix that lasts removes the shingles along the flashing, re-sets or replaces the flashing so it laps correctly, and reinstalls the shingles over it.

Some leaks only show in a particular storm, when wind drives rain from one direction. If yours only appears in certain weather, note which way the storm came from and how hard it rained. That detail narrows the search more than almost anything else.

Once the source is fixed, it is worth dealing with what the water left behind. Wet insulation should be dried or replaced, soft decking at the entry point gets replaced, and a stained ceiling should only be painted once the leak has been through a rain without returning.

A leak repair usually costs far less than the damage a slow leak does inside a house, and most are priced in the hundreds rather than the thousands. The free inspection covers finding it, and the price for fixing it comes before any work starts.

Before You Call

Leak Repair, answered.

Why does my roof leak keep coming back?

Usually because it was patched where the stain is and not where the water enters, or because flashing was caulked instead of re-set. Water travels before it drips, so the source has to be traced.

Why is my roof only leaking in certain storms?

Wind-driven rain from one direction can push water under lifted shingles or loose flashing that stays dry in a straight-down rain. Note which way the storm came from when you call.

How much does it cost to fix a roof leak?

Most leak repairs cost in the hundreds of dollars. Chimney flashing, valleys and steep roofs cost more. You get the price after the source has been found.

Is a leak covered by homeowners insurance?

A leak caused by a recent storm may be. A leak from wear, age or a failed seal generally is not. Water damage inside the house is sometimes covered separately.

Can I wait until the rain stops to call?

Call as soon as you can. We are available seven days a week, and a leak that runs through several storms does far more damage inside than on the roof.
